Property Development Team
The purpose of this web page is to keep the congregation informed as to the activities of this committee in the planning and development of our new property.
The Church Council has formed a committee to study and and plan for the development of the new church property on North Canal Boulevard. The committee has met twice and can announce the following activities:
Our first meeting was on December 12, 2008. It was an organizational meeting in which we set our goals as a committee. We then authorized a request to change the property zoning from R-1 to R-3.
The first action was to petition the City of Thibodaux to change the zoning of the property from R-1 to R-3. This change will allow the church to develop the property without having to get variances for each stage in the overall project. This change was granted by The Zoning and Planning Commission, without opposition, on January 8, 2009.
At the last meeting on January 27, 2009 the committee met with a contractor to determine his qualifications for this project. We will be hearing presentations from other contractors in the very near future. After hearing the contractor's presentation, we decided that we will use only design-build contractors, if possible. The advantage to this is that the contractor would be responsible for design and construction of all buildings in the project. We felt that this is a more cost effective way than hiring an architect and then having to hire a contractor to do the actual construction.
We also decided to enter a two or three week period of concentrated prayer and study to discern what God's plan is for the church. We will discuss what we discern at our next meeting.
If there are any questions concerning the actions of this committee, you may contact any of the members.

Property Development Team: Walt Shoemake Chair, Rev. Donnie Wilkinson, Gary Smith, Tina Gehbauer, Debbie Landry, Bill Cain and Stan Smith.
During the Church Council meeting of November 25, 2008 the council charged appointed Walt Shoemake as chair of a property development team to study the construction of a pavilion on the north canal property.
We requested quotes from 3 contractors for a pavilion. Two of the contractors submitted bids. The third did not respond. The bids were considered on December 12. The best quote was for $333,000 for a 100’X80’ pavilion with 2 restrooms and a closed storage area. This price was too high and the pavilion project was dropped.
At the PDT meeting on December 12 the PDT began considering contractors for construction of a new worship center. We decided that a design/build contractor would be the best and most economical route to go. We met with two local design/build contractors over the course of the next months.
At the January 26 Church Council meeting, the council voted to abolish the building committee, which was formed in 2007 and that the pavilion committee formed in November 2008 be tasked with planning a new facility.
The committee decided that we should enter into a period of prayer for discernment and instruction. We also read the book Building for Effective Mission by Kennon L. Callahan for guidance on how to go about the planning of this project.
On June25, 2009 the PDT voted unanimously to use the design/build team of Roger McChargue Construction Company as our contractor. We also voted to put in the driveway for property access for the council approved event planned for later in the year.
On July 29, 2009 PDT met with Roger McChargue, owner, Richard Guthrie, architect, Corey Dupre, Construction superintendent and Summer Odom Project Coordinator. At this meeting we gave Mr. Guthrie the wish list approved by the church council, and a copy of our 2020 Mission Plan. We requested that they furnish us with a site plan and building plans following the wish list.
On September 17, 2009 Mr. Guthrie presented us with a set of drawings including all of the items in our wish list. At that time we realized that the cost would be too much and that we needed to pare down our requirements to a more affordable size. We met with MacBuild on September 29 and gave them our changes. On October 6, Mr. Guthrie, MacBuild architect, presented us with the revised plans which are presented to the Church Council on October 13, 2009. These plans were approved unanimously by the council and will be available for viewing and questions between services and after the 11:00 in the Fellowship Hall today, October 18,2009. They will also be available in the church office during the week.
A drainage survey, as required by law, has been ordered and should be complete within two to three weeks. At this time we will know how much the buildings will have to be elevated and what kind of specialized drainage will be required, if any. This information will have a bearing on foundation and parking lot costs.
Forthcoming is a site plan for all the property, finished building floor plans, and elevation drawings. Although not scheduled at this time, there will be small group, home meetings where further discussions will be held.
